Presenting a marketing challenge for agents JLL, the remaining office space in Orchard Brae House was an unconventional shape and smaller in size. Experienced in working on CAT A+ fit-out in the London market, Bureau recommended this ​‘plug and play’ solution. For the client, Palm Capital, it was the right fit, at the right time.

Fully furnished Office

New for the Edinburgh commercial property market, CAT A+ offers a convenient and flexible alternative to a serviced office. Fully furnished and with connectivity, tenants can move in immediately. For landlords, this can significantly reduce the vacancy period as well shortening potential rent-free periods. For cautious clients it offers flexibility and low investment whilst still providing single occupancy. Typically used for offices between 2,000 — 8,000 ft², this creative solution was ideal for this 2,250 ft² space.

Having worked within the building on previous projects, a project team comprising of Form Design, PMP and Scotwood were assembled. Bureau consulted with Form Design to create an agile and contemporary space with wide appeal to SMEs or start-ups.

Careful space planning has made maximum use of the unusual triangular shape. The flexible furniture options selected allow for future reconfiguration to suit different tenants. And the home-from-home feel with good use of colour, soft seating and planting creates an inviting interior.

Across the UK we are witnessing the growth of landlord delivered ​“fully fitted” space as office occupiers seek more flexibility and convenience.
